How renting works in Bali

Every price on this site is what the owner is asking. Owners set their own prices, and most will consider an offer, especially for longer stays.

If you want to offer less, tell us the amount and how long you'd stay. We pass your offer to the owner and tell you their answer. We don't set the price or argue it for either side. The owner decides.

Rents in Bali move with the season and with demand, so a price can change between one month and the next. The price on each listing is the latest one the owner gave us.

If you're not sure what to budget, tell us the area, the number of bedrooms and your move in date. We'll tell you what similar homes are renting for right now.

This changes from house to house. Each listing shows what is included: electricity, water, internet, cleaning and garden, pool care, and the banjar (village) fee. Anything not listed is paid by the tenant.

The minimum stay is one month. Some owners ask for 3, 6 or 12 months, and each listing says so.

To hold a home, you pay one month of rent within 3 days of our confirmation. It counts as your first month. You pay the rest, plus a security deposit of one month, before you get the keys.

Every payment goes to the company account named in your lease. We never ask you to pay a personal account.

Land is measured in are. One are is 100 square metres.

Leasehold (hak sewa) gives you the use of land for an agreed number of years, and anyone can lease, including foreigners. Leasehold prices are quoted per are per year.

Freehold (hak milik) can only be owned by Indonesian citizens and certain Indonesian entities. Freehold prices are quoted per are.

Always have the land certificate and zoning checked by a notary before you pay anything.
